When the glass is dirty, the array still runs — it just makes less power than you are paying the loan or the lease for, and the shortfall shows up on the utility bill every month. What Dirty Panels Actually Cost a Building
Dust, pollen, agricultural drift, wildfire ash, and bird droppings block light before it reaches the cell. Blocked light is production your system generated and cannot deliver. Two things make it worse on commercial buildings than on homes:
- Low tilt. Most flat-roof arrays sit between 5 and 15 degrees. At that angle they shed very little on their own, so soiling builds evenly across the whole surface instead of running off.
- Rooftop conditions. HVAC exhaust, roof grit, and nearby traffic put more on the glass than a residential roof ever sees.
There is also a compounding problem. A light rain dampens the dust, dissolves the minerals in it, then dries and cements the layer to the glass. That is why an array that has never been cleaned takes roughly twice as long to restore as one on a schedule — and why the first cleaning is priced differently from the maintenance cleanings that follow.

How We Clean — and What We Never Do
Module glass carries a thin anti-reflective coating that scratches easily, the frame is sealed with silicone, and the cells behind the glass are brittle. Manufacturers class high-pressure water, abrasive brushes, and harsh chemicals as improper maintenance — which is the language used to deny a warranty claim. Our method protects your warranty position rather than putting it at risk.
- We never pressure wash. Pressure washers run 1,500 to 4,000 PSI and will strip coating, blow out the perimeter seal, and crack cells.
- We never use detergents, bleach, acids, or solvents. Purified water dries spot-free with nothing left behind and leaves no residue to attract dust.
- We never walk on modules. Point loading causes microcracks that do not show until production drops.
- We never touch electrical components. No junction boxes, connectors, combiners, disconnects, optimizers, or inverters. If we find damage, we photograph it and report it to you the same day.

How Often Should a Commercial Array Be Cleaned?
It depends on the site, and we will tell you honestly what yours needs. In most of the Antelope Valley, twice a year is the baseline — once after pollen season and once at the end of the dry season, before the rains. Quarterly makes sense where conditions are harder: near unpaved roads, agriculture, quarries or cement operations, heavy bird pressure, or on very low-tilt arrays that shed almost nothing on their own.
