Solar Panel Inspection and Condition Reporting

Most solar arrays are never looked at after the day they were installed. The owner finds out something is wrong when production drops, and by then the cause has usually been sitting there for months. A documented visual inspection tells you the condition of the asset now, in writing, with photographs.

We offer this as a standalone service — you do not have to buy cleaning to get it.

What We Inspect and Report

Every item below is checked, located by row and position, and photographed:

Cracked or shattered glass — often from impact, and sometimes the panel still appears to work
Delamination — cloudy, bubbled, or milky areas where the layers have separated and moisture has entered
Discoloration and browning of the cells, a sign of encapsulant degradation
Dark branching lines across cells, often a visible marker of cracking underneath
Scorching, burn marks, or a bulged backsheet — hot-spot evidence, which we flag as urgent
Corroded frames and grounding hardware
Loose clamps, missing hardware, or a panel out of line with its neighbors — a wind-uplift risk
Damaged, sagging, or rodent-chewed wiring
Open, cracked, or damaged enclosures
Animal nesting and droppings accumulation
Vegetation shading the array — which costs more production than soiling does
Standing water or blocked drainage around a roof-mounted array
Roof condition in and around the array footprint
Soiling condition, including whether any of it looks permanently bonded or etched

What You Receive

A written report, delivered as a PDF, containing:

System summary — panel count, approximate system size, mounting type, and installation era
Photographs of the full array plus a close photograph of every defect found
Every finding, described plainly and located on the array
Anything urgent, called out separately and reported to you the same day
Recommendations — what to have a qualified technician look at, and what can wait

What This Is and Is Not

This is a documented visual inspection by an experienced exterior maintenance contractor. It is not an engineering assessment, an electrical inspection, or a diagnosis, and we do not perform repairs. We write down what we observed and photograph it, and we recommend that anything we flag be evaluated by a qualified solar technician or a licensed electrician.

That boundary is deliberate. It is what keeps the report credible and keeps us from touching a system we are not licensed to alter.

Why Bother

Warranty position. Manufacturer warranties generally expect the system to be maintained. A dated report with photographs is evidence of maintenance and of condition, and it is exactly what a claim needs.
Catch small things while they are small. A chewed conductor found in March is a service call. Found in September after it has faulted, it is a bigger one.
Know before you buy or sell. Arrays get transferred with properties, often with no documentation at all.
Budgeting. If several panels are degrading, you would rather plan for it than discover it.
